For mid-term renters

We makes it easy for you to find a furnished home online or using our app. You'll have access to numerous move-in ready homes in the selected areas. Once you find the home that fits your needs, you’ll get in touch with the landlord and reserve it based on the dates your desire. It's the same process as reserving a Short Term Rental home with Airbnb or VRBO. The difference is, you are not paying any additional service fee and rent at a discounted monthly rate.

No, MTR.ca does not charge any booking fee. We are a completely free platform for renters to search and book furnished homes.

We mostly focus on a 30-day minimum stay, but we understand your housing needs may vary so we encourage our tenants to negotiate with individual property owners who might be open to hosting you for shorter periods of time. You can also extend your stay as long as the home is available.

At checkout, you will be charged your first month's rent (full pro-rated rent amount will be charged for reservations less than 30 days). If you need to cancel your reservation within 24 hours after booking, your payment will be 100% refunded. As protection for our renters, we will hold off on releasing your payment to the landlord until 48 hours after your check-in. For reservations longer than a month, we will charge guests 30 days in advance for each payment period after the first payment, and release the payment to the host on the 3rd day of the new payment period. The monthly price is locked in at the beginning of the reservation, and tenants can track their payment details in their booking confirmation email.

Renters can cancel their booking for a full refund within 24 hours of booking. After the first 24 hours, the MidtermRental Cancellation Policy is automatically applied to all reservations and generally requires a 30-day notice of changes to the reservation. To receive a full refund, renters must cancel at least 30 days before check-in. If a renter cancels after that and it’s not due to the landlord or property's issue, the renter will need to pay the landlord 100% for all nights spent, plus 30 additional nights. If fewer than 30 days remain on the reservation when the renter cancels, the renter will need to pay the landlord 100% for all of those remaining nights. The landlord can choose to offer an additional refund to the renter based on their own negotiation.
